Tenant FAQs

Straight answers for renters and applicants.

I found a home I want — how do I apply?

Apply online through our Buildium application link. Every adult who will live in the home submits an application. Screening covers credit, a national criminal background check, proof of income, proof of employment and past rental history — the whole application is considered, not a credit score alone.

How do I pay rent?

Through your secure Buildium tenant portal — ACH or card, one-time or set up auto-pay so you never miss the 1st. Your portal shows your full ledger at any time.

How do I request a repair?

Submit a maintenance request in your tenant portal so it's tracked and documented. For a true emergency (active water leak, no A/C in extreme heat, safety issue), call (813) 605-7000.

When do I get my keys?

Once your lease is fully executed and your utilities are connected in your name. Your welcome email includes a link to set up electricity, water, internet and more — keys are held until utilities are active.

How do security deposits work in Florida?

Under Florida Statute §83.49, your deposit is held as the law requires, and after move-out the landlord has set deadlines to return it or give written notice of a claim. Your lease and move-out paperwork explain the exact timelines, and documenting the home's condition with photos at move-in protects you.

Can I see a home before applying?

Yes — call (813) 605-7000 or use the contact page to schedule a showing of any home on our rentals page.

Do you allow pets?

It varies by property and owner. Each listing states its pet policy; if you're unsure, ask before applying so we don't waste your application fee.

What happens at renewal time?

Most leases offer the option to renew. We'll contact you ahead of expiration with renewal terms — renewals are handled in the portal, and for owners the renewal fee is a flat $495 on our side.

I'm moving out — what do I need to do?

Give notice as your lease requires, schedule your move-out inspection, and leave a forwarding address — Florida law (§83.49(5)) ties deposit notices to it. Tenants are responsible for professional carpet cleaning with a receipt, per the lease.

Where are short-term / vacation rentals?

Short-term stays are a sister brand: see airbnbrent.com for vacation rentals across Tampa Bay.
